Rental Tax in Ethiopia: Basics for Landlords and Property Businesses

What to track for rental income, how it differs from trading income, and documentation that makes filing less stressful.

By EthioTech Team

Rental income is often treated differently from ordinary trading income. Landlords and property businesses should track:

  • Gross rent collected by property and period
  • Refundable deposits vs income
  • Allowable expenses and maintenance (where applicable)
  • Tenant and lease identifiers for audit support

Separate the books

If you also run a shop or service company, keep rental activity in a dedicated company or clear cost centers so mixed cash flows do not confuse tax and management reporting.

Our multi-company model lets property portfolios sit beside trading companies under one super-admin login.
